KTEX will take a very proactive approach towards property maintenance. This will be done through routine monitoring of all vendor services and tenant operations. Shopping centers or office buildings are inspected regularly for cleanliness and safety as well as to ensure that enhanced curb appeal is mantained to strengthen markting efforts. Our experienced staff conducts periodic inspections of managed properties to ensure compliance with leases. In addition, the KTEX team implements an annual business operating plan for the asset as well as handling routine and emergency maintenance and/ or repairs and customized preventative maintenance programs.

Preferred Vendor Partnerships

KTEX coordinates and monitors the performance of qualified outside vendors in accordance with the property owner’s guidelines. A minimum of three bids are taken for each necessary maintenance service to ensure that the preferred vendors bid effectively to achieve the best economical price for their quality of service.

Incoming calls to KTEX are answered 24-hours a day, seven days a week, including holidays by a member of our staff or the answering service. Only preferred vendors are used that respond 24/7 to emergency situations.

Risk Management, Safety and Insurance

KTEX will evaluate and manage risk, advise clients about conditions that may pose safety or liaibility risks, maintain insurance policies and insurance costs and investigate and report all accidents and damages. We will also ensure that all tenants and vendors provide and keep in place current certificates of insurance with limits that are in accordance with their lease.
