KTEX was founded when its President and owner, Karen Waring, found herself at another crossroad in her long established career in real estate. This crossroad gave her a definitive reason to finally step out on her own when she was approached by a former client and discussions began on the idea of a partnership. This led to the founding of KTEX Management, LLC – a boutique property management company where client relationships come first.

meet the KTEX team

Karen Waring, President of KTEX Management, LLC, is tasked with the performance of the firm’s entire portfolio of commercial assets and the generation of new third-party management business. She brings close to 40 years of experience to her role as one of the owners of KTEX Management. After numerous years of working for some of the best commercial management companies, Karen decided to strike out on her own and partner with a Dallas based group and form her own third party management company. Her extensive background includes expertise in commercial property management, leasing, marketing, asset management, due diligence, acquisitions and dispositions as well as construction knowledge in tenant improvements and numerous capital improvement projects including modernization and retrofits.

Prior to starting KTEX, Karen was the Director of Property Management for Reata Real Estate Services where she oversaw both property management and accounting personnel. In this role, she guided and led a successful team managing close to 3 million sq. ft. of commercial properties including both office and mixed-use retail assets. In addition, Karen was successful in generating new third party business and several former clients followed her to Reata.

Before working for Reata she was the Director of Asset/Property Management for the Weitzman Group where she spent thirteen years. In this position, she was charged with more than 2.4 million sq. ft. of mixed-use projects and responsible for new business development for third party clients. She has also held leadership roles as Regional Asset Manager for Triple Net Properties (where she managed 3.8 million sq. ft. of commercial space in Texas, Florida, and Oklahoma) and she was also Regional Director for CB Richard Ellis in San Antonio and Austin where she was responsible for a portfolio of 3.5 million sq. ft.  of commercial assets.

Karen earned the prestigious Certified Property Manager (CPM) designation and is a member of the Institute of Real Estate Management (IREM). She is a licensed Texas Realtor, a member of the National Association of Realtors (NAR), and a member of the International Council of Shopping Centers (ICSC).

ryan ridgeway

Ryan Ridgeway is currently a Senior Vice President in Stream Realty Partners’ Austin office. Ryan is responsible for the establishment of the firm’s retail division and the growth of the retail portfolio in Austin, which now totals over 2 million square feet. During his tenure at Stream, Ryan has closed over 500 transactions representing both landlords and tenants.

Prior to joining Stream, Ryan was with Grubb & Ellis where he focused on tenant and landlord representation for local and national clients. He was also an integral part in assisting with the revitalization of Bank of America’s real estate portfolio.

Since joining Stream in 2009, Ryan has been recognized as an industry leader in Austin on multiple occasions with recognition from the Austin Business Journal as a ‘Heavy Hitter’ and from the CoStar Group as a ‘Power Broker’. 

Ryan was named as the No. 1 ‘Heavy Hitter’ in Austin for leasing more retail space in Austin than any other broker in 2018.

Patti Jungman

assistant property manager

Patti Jungman brings 30 years of property management experience and a diverse background in commercial real estate. She brings a versatile set of skills to our team including specializations in tenant relations and asset management. Her responsibilities include third party property management encompassing preparation and implementation of the annual business plan/budget, oversite of capital expenditures, preparation of monthly property operating reports, accounts payable and vendor contracts and related relationships.

Previously Patti was with Reata Real Estate Services and managed multiple third party retail and office properties. Prior to that she was with the Weitzman Group where she assisted in managing a portfolio of seven retail shopping centers with a combined total of 625,000 sq. ft. and where she held the position of Assistant Property Manager.

Patti attended Bauder College in Arlington, Texas where she received her Associate of Applied Arts degree.
